It’s that time of year again!

Every year, the Loch Lomond Property Owners Association collects dues from every Loch Lomond property in order to manage the health of our lake and provide benefits to our residents. Here are answer to some questions you might have about your dues:

How much are dues and when is the payment deadline?

For 2021, dues are $350—a cost that has not increased in many years. 2021 payments are due March 15. If your dues are not paid by March 15, there will be a $35 late fee assessed. Pay by the deadline to avoid the $35 late fee!

How do I pay by mail?

Dues can be paid multiple ways. The first way is by mailing the annual registration form and a check to our management company, Mperial Asset Management. You should have received a dues packet in the mail that included a registration form and return envelope, among other informative documents. If you don’t have that packet, you can download the registration form, fill it out, and send it with a check made out to the Loch Lomond Property Owners Association to the following address:

Please include your address or account number (found in the resident portal) with your payment.

 How do I pay online?

If you prefer to pay online, you can pay by credit card through the resident portal (with a 2.95% processing fee). In that case, please download the registration form, fill it out, and email it to lochlomondmanagement@gmail.com, then log in through the resident portal to make your payment by credit card. Credit card payments through the resident portal are subject to a 2.95% processing fee.

What is the resident portal?

The resident portal is how Loch Lomond residents can log in to their individual account. It will show any outstanding balance for your property and provide a way to pay via credit card. Our residents’ dues accounts are managed in part by Mperial Asset Management LLC. The portal is provided by Mperial on our behalf.

You can access the resident portal on our website, lochlomondlake.com, and clicking on the “Resident Portal” tab at the top of the page. For questions about signing into your portal account, contact lochlomondmanagement@gmail.com.

How do I register and store my boat?

Each boat which is to be used on the lake is required to be registered using the boat registration form. The annual registration fee is $10.00 per boat. Boats which are stored at the North or South Beach are required to pay an annual storage fee of $35.00 per boat. Storage is limited. Requests are fulfilled on a first come, first served basis as storage space allows.

  • Attach stickers to the righthand side on the rear of the boat
  • Additional registrations and storage spots can be requested throughout the year
  • Any boats not having current LLPOA registration are subject to removal
  • When boats become misplaced, float away in storms, or are found unattended the LLPOA can locate the owner by using the registration number from the boat sticker.

You may include the fee with your annual dues payment or mail separately to the address above. You will receive your boat registration sticker and storage information in early spring.

What do my dues cover?

For less than a dollar a day, your dues cover these benefits and more:

Beach Benefits

  • Lifeguards
  • Cleanliness and maintenance of beaches and amenities such as toilets, sheds, changing rooms,
    showers, benches, picnic tables, playground equipment, etc.
  • Landscaping and tree trimming
  • Regular repair/replacement of fishing piers, swimming piers, swimming and diving rafts, boat
    storage racks, and launch areas
  • Use of lake for swimming, boating, fishing, ice fishing, ice activities
  • Use of North Beach for playground, beach, pier, boat storage, fishing, and pooch paddle.
  • Use of South Beach for playground, volleyball net, basketball court, beach, fishing pier,
    swimming pier, diving, boat storage, and picnic
  • Regular events like Loch Fest, boat parade, Easter egg hunt, and more at low or no cost to
    residents and families

  • Fish stocking for good fishing

  • Landscaping and maintenance, such as mowing common areas and tree trimming along the dam
    path

  • Seal coating of the path by the dam for walkers, runners, and bikers
  • Upkeep of fencing to protect safety
  • Regular inspection of the dam for structural integrity and efficacy—Remember, the dam is what
    gives us our lake to begin with!
